Overview
Tenant Toolkit is a public-benefit renter organization and self-help project published and operated by Storrs Magic, Inc., a Connecticut non-profit organization. It helps renters manage household records, track payments, organize lease documents, and find official or nonprofit information. It is not a law firm and does not provide legal representation.
Data Collection
Tenant Toolkit is local-first and stores core records locally by default. You can use the core app without creating an account. The app does not send repair records, notes, letters, photos, eviction-document notes, or preparation worksheets to Tenant Toolkit cloud storage unless you enable an optional cloud feature. Operating-system, browser, device-backup, and sharing features may copy local data outside the app under their own settings.
If you choose to create an account or use optional paid features such as cloud backup, sync, or subscription management, the app may collect and process:
Account information such as your email address and display name.
User content such as repair requests, notes, photos, letters, documents, and backup snapshots that you choose to store in the cloud.
Subscription and purchase status needed to activate and manage optional paid features.
Data Storage
Without Tenant Toolkit cloud features enabled, the app stores your data locally on your device. Your operating system or browser may separately back up or sync device data. If you uninstall the app or clear device storage, local data may be deleted.
If you enable cloud backup or sync, your account data and supported app content are stored using Firebase Authentication, Cloud Firestore, and Cloud Storage so that your data can be restored across devices. Cloud access is limited by authenticated account and household-membership rules. Tenant Toolkit does not claim that cloud backups are end-to-end encrypted.
If you join or create a shared household, other current members of that household can access the records and supported files shared through that household. Invite codes should be shared only with people you trust.
Third-Party Services
Tenant Toolkit uses the following third-party services when you enable related features:
Firebase for optional sign-in, cloud backup, sync, and file storage.
You may request account deletion in Settings. A successful deletion removes your sign-in, personal cloud copy, created invites, and this device’s app data. If a shared household still has other members, shared records remain available to them. Store subscriptions must be canceled separately through the billing provider.
RevenueCat for subscription status, purchases, restores, and customer billing management.
If you submit a contextual issue report and the project audit relay is configured, its JSON payload contains a random report ID, feature/category, app route without query text, viewport size, browser locale, and time so it can request automated repository checks. The report description, documents, profile, email address, and account ID are excluded from that payload. Like any web request, the relay and its hosting provider receive technical connection data such as an IP address and HTTP headers and may process logs according to the project’s configured retention. Your separate email is sent only if you approve it in your mail app.
We do not use third-party advertising SDKs, and we do not use your data for cross-app tracking.
Communications
When you use the "Text" or "Email" feature, the app opens your device's native SMS or email application with a pre-filled message. The actual sending of the message is handled entirely by your device's messaging app, not by Tenant Toolkit.
Photos and Files
Photos taken or files uploaded within the app are stored on your device unless you explicitly enable cloud backup or sync. When cloud backup is enabled, supported files and backup data are uploaded to Firebase storage associated with your account or shared household.
Subscriptions
If you purchase Tenant Toolkit Pro, subscription and entitlement information is processed through Apple, Google, and RevenueCat to activate paid features and support restore and billing-management flows.
Tracking and Analytics
Tenant Toolkit does not use advertising identifiers for tracking, and it does not use third-party analytics or data brokers to profile you across other companies' apps or websites.
Children's Privacy
Tenant Toolkit is not directed at children under 13 and does not knowingly collect information from children.
